- Complete design services and management of such including continuous review of the design for conformance to the program, budget and constructability.
- Establish the methodology to be used in pre-qualifying contractors, subcontractors and vendors and the creation of bid packages and construction documents to be utilized on the project.
- Lead Pre-Construction conferences and establishment of Master Construction schedule to be used for control purposes.
- Provide Contract Administration.
- Manage submittal Process and approvals to avoid project delays.
- Conduct Job Site meetings and provide construction Progress Review.
- Provide coordination of Technical Inspection and testing Agencies and laboratories.
- Review Monthly payment requests from contractors and vendors and present recommendations for payment.
- Evaluate cost proposals.
- Manage change order costs and time extensions and prepare change order reports.
- Review Contractors claims.
- Provide Project Status reports and logs.
- Reconcile issues early to prevent costly overruns and disputes.
- Receive and review equipment instructions, guarantee and warranty manuals
- Coordinate preparation of As-built documents.
- Expedite contractors punch list and contract close out.
- Coordinate staff training in facility operations and maintenance.
- Assist in the development of the commissioning program that coordinates with the facility opening.
- Manage the turn-over arrangements to achieve a smooth transition to the new facility.
